Terms of Service

This Terms of Service agreement applies to all tenancies and services provided by Y&N Patel Ltd (Company No. 14563580), registered in England & Wales (registered office: 1 Lincoln Gardens, Ilford, Essex, IG1 3NF). By renting a property through us or instructing us as a landlord you agree to these terms.

1. Our Services

Y&N Patel Ltd provides residential property rental and property management services, including tenant find, rent collection, full management and maintenance coordination for landlords, and quality homes to rent for tenants.

2. Rents, Fees and Payment

Rents are quoted in pounds sterling (£) per week. Landlord fees are quoted in writing before any work begins: Tenant Find £185 fixed, Rent Collection 6%, Full Management 12% of the monthly rent. Deposits are protected with a government-approved scheme.

3. Tenancy Terms

Each tenancy is governed by its written tenancy agreement. Tenants agree to pay rent on time, keep the property in good condition and report maintenance issues promptly. The number of occupants must not exceed the stated capacity.

4. Landlord Obligations

Landlord clients confirm the property holds a valid gas safety certificate, EICR and EPC, and that funds are available for agreed repairs. Where we manage the property, we arrange and track these compliance items on the landlord’s behalf.

5. Liability

We take reasonable care to describe properties accurately and to keep them safe and well maintained. Our liability for any claim is limited to the fees paid for the service giving rise to the claim, except where UK law provides otherwise.

6. Cancellations and Refunds

If a tenant cancels a reserved tenancy before it starts, the holding deposit is refundable only where the cancellation arises from our default or the landlord’s default; referencing and credit-check costs already incurred may be deducted. Where a tenancy has started, rent already paid is non-refundable and the tenancy ends only in line with its written agreement and notice provisions.

Landlords may cancel an instruction in writing at any time. Work already carried out (viewings, referencing, marketing, maintenance attendance) remains chargeable, and any advance payment covering work not yet performed will be refunded within 14 days. Nothing in this section affects your statutory rights.
